The following tables show the state of health of the Tri Valley real estate market.  Red cells indicate unfavorable conditions for sellers and green cells indicate favorable conditions for sellers.

Notes on September market:

Median home prices and $/sq-ft are holding fairly steady, but still off 30-35% their peak values.  Number of acive listings and pending homes has also stayed fairly constant.  One troubling sign is that the number of REO & short listings have increased in all three cities, even in Pleasanton.  We need to see REO's and short listings decrease, I believe, before the market starts to recover.

Notes on the August market:  The market conditions are fairly mixed, but things are looking up.  Although median prices slipped for Livermore and Pleasanton, Dublin increased slightly.  It is typical for median home prices to slip from July to Aug.  However, $/sq-ft increased for all three cities from July to Aug which is also expected.  Inventory has dropped or remained steay, which is a good sign because normally, inventory increases.  # of REO's and Short sales stayed pretty constant, which is unfortunate because we want to see them decrease.  As far as rates go, unfortunately mortgage rates have increased almost steadily in the past eight months but at least prime has stayed low at 5% for the last four months.  Other than the rates being high, it remains a strong buyers market.
